October, 1991 to Present:
As a Licensed Real Estate Broker, for more than 30 years,  Broker License #673791, I originate and process all types of Real Estate Loans.   For one to four unit residential properties, my activities are for the State of California only. 
 
Today, as a fully licensed NMLS Broker, Nationally and in the State of California, I offer contract processing services, with a concentration in Government Loan processing, as well as Conventional Loan Programs.  NMLS Individual ID:  234977;  Company ID:  313371.  I have never had a DRE Complaint since my first licensing as an Agent.

I wrote, and currently offer for sale, a Study Guide Package used to prepare Mortgage Loan Originators to pass the California NMLS Test.  It was written in 2010, and is updated each year.

I cross sell/process for a multitude of loan programs, including Commercial and Apartment lending.  In the past, I have preformed Freelance Real Estate Services:  Escrow Consultant, specializing in Start-Up operations for Lender Escrow Divisions.
 
February, 1990 to October, 1992:
Vice President and Escrow Administrator for Southland Title Corporation.  Furnished intellectual design to create Escrow Processing and Accounting Software.  Opened Escrow Departments in Orange County and Los Angeles County.  Formed and operated 1031 Accommodator Company for Southland Title.

February, 1987 to February 1990:
Legal Liaison and Advisory Escrow Officer for 42 Branch Offices of Spring Mountain Escrow Corporation.  Vice President and Branch Manager of the Fullerton Office.
Awarded the "Lee Iacocca Award" for management and transformation of unsuccessful branch becoming profitable and a steady performer.

1982 to 1987:
Investment Real Estate Broker - Fullerton, California.  Self-Employed.  I held  the following licenses:  California Real Estate Broker's License; Securities Licenses 7 and 22; Notary Commission.

1971 to 1982:
Escrow Coordinator/Officer - 10 years experience in all types of escrows.  Specializing in 1031 Exchanges, Commercial and Tenant in Common Apartment Complex transactions.

Extensive computer experience, including  website creation.  I furnished the  intellectual design used  in developing the Tad Escrow Computer System and Computer Transaction Corporation System used by Spring Mountain Escrow.  Third Beta Site for Escrow Processing Software was NTE Systems, Arrowhead, Ca.  Extensive tax preparation and accounting background.
